An Inventory is a concise and detailed list of all contents, fittings, and fixtures of a house, flat or commercial property being let. This includes all aspects of the property, including the carpets, curtains, and furnishings.
An inventory report provides a clear, concise snapshot of the property at the time of the inventory completion and is supported by high quality digital and panoramic photographs.
An inventory must be carried out by a third-party independent inventory specialist. Failure to do so will be considered bias and the report would not stand up in a court of law.
An interim inspection is completed during a tenancy agreement to review the condition of the property and its contents.
It can also be used to identify repairs, restoration, or maintenance that the property may require.
Photographs will be captured during this inspection to support findings.
An inventory update report is prepared at the beginning of each new tenancy agreement. The report should be carried out immediately before the new occupants move into the property, where possible, on the same day.
To conduct an inventory update, the original inventory report must already be complete so that each item on the original inventory can be checked, and its condition, presence or absence noted. Keys and meters are also checked, and the readings are recorded. The tenant will then sign the report to confirm the accuracy.
All inventory update reports will include standard photographs and a 360 photograph of each room to support the report. On the day of the inventory update, the property must be in a suitable condition to be let and all maintenance and cleaning should have already taken place.
A check out report is compiled at the end of the tenancy, once the tenant has moved out and prior to any cleaners, property maintenance etc entering the property.
We compile a report that compares the condition and contents of the property against the original inventory and check in reports. Meter readings will be gathered, and the correct number of keys recorded.

Tenant check-in services can also be provided for an additional fee, please contact us for prices.
Aborted bookings, for whatever reason, will be charged at £60.00
We reserve the right to charge additional costs for properties with large rooms or rooms with an excessive amount of furniture or contents etc. If this is the case, the clerk will try all available means to contact the instructing principle whilst at the property to gain further instruction and confirmation before compiling the inventory.
The Inventory will come with standard photographs and a high-definition panoramic photo of each room. All reports will be delivered within 24 hours of the property visit.

Step 1: Tenants confirm receipt of inventory report prior to key handover.
